Lake Dallas, Hickory Creek, Shady Shores or Corinth? How to Choose Your Lake Cities Town

I've lived in the Lake Cities for more than 23 years. Corinth, Lake Dallas, Hickory Creek and Shady Shores sit side by side along I-35E and Lewisville Lake, and buyers often treat them as one place. Each one has its own feel, though, and the differences show up in schools, lot sizes and what's nearby. Here's how I help people choose.

Corinth

Corinth is the largest of the four, with the most shopping and the widest mix of neighborhoods. Commons at Agora, across from City Hall, has a playground, boardwalk, splash feature and event space. Corinth is split between Lake Dallas ISD and Denton ISD, so school assignments depend on the exact address.

Lake Dallas

Lake Dallas has a small-town core right on Lewisville Lake. Willow Grove Park has a trail through the trees along the shoreline, and the A-train Rail Trail now runs through town. Many homes are older and well priced, which makes Lake Dallas popular with first-time buyers.

Hickory Creek

Hickory Creek is for people who want the lake in their weekends. Arrowhead, Point Vista and Sycamore Bend parks sit along Lewisville Lake, and Sycamore Bend has a boat launch, trails, picnic areas and camping. Check the town's current passes and fees.

Shady Shores

Shady Shores is the quietest of the four, with larger lots in many areas and a rural feel close to I-35E. The town's Life Grows Here Butterfly Garden and A Place for Peace Meditation Garden show its personality.

How I'd choose

  • Schools first. Lake Dallas ISD serves much of the Lake Cities, and parts of Corinth and Shady Shores are in Denton ISD. Verify the district and campuses for each address.

  • Lot and upkeep. Bigger lots mean more yard work, and older homes need a closer look at roof, foundation and HVAC.

  • "Near the lake" isn't "lake access." We'll confirm boundaries and access instead of assuming.

  • Commute. Drive it at the time you'd actually travel.
