Living in Flower Mound, TX: What I'd Want You to Know Before You Buy (2026)

Flower Mound is one of the most requested areas I get asked about in southern Denton County, and for good reason. It sits along Grapevine Lake, it has a big park and trail system, and it's close to DFW International Airport compared with most of the county. Here's what I'd want you to know before you start touring homes.

What draws people to Flower Mound

Parks and the lake. Flower Mound has dozens of parks, and many are tied together by trails such as the Pink Evening Primrose Trail. Twin Coves Park on the north shore of Grapevine Lake is a local favorite, with cabins, RV sites, a boat ramp, trails and disc golf. Camping there requires a reservation through the town.

The River Walk at Central Park. This walkable mixed-use area is built around a tree-lined waterway with restaurants, shops, homes and event space. If you like having somewhere to walk to for dinner, it's worth a visit before you decide on a neighborhood.

A wide range of homes. You'll find established neighborhoods with mature trees, newer master-planned communities on the west side, and acreage properties. Price points generally run higher than the Lake Cities, so knowing your real monthly payment matters.

Schools: check by address, not by city name

Most of Flower Mound is served by Lewisville ISD. But some neighborhoods, especially on the west side, are zoned to Northwest ISD or Argyle ISD. Canyon Falls and Trailwood are two examples that fall in Argyle ISD. Before we write an offer, I'll have you confirm the assigned campuses for that exact address with the district.

The costs people miss

  • MUD and PID assessments. Some newer communities carry a Municipal Utility District or Public Improvement District tax on top of the regular property tax. Two homes at the same price can have very different payments.

  • HOA dues. Many master-planned neighborhoods have amenity centers and pools, with dues to match. Ask what's included.

  • Insurance. North Texas hail makes insurance a real line item. Get a quote early.

Getting around

FM 1171, FM 2499 and FM 407 are the main local routes, with access to I-35E and SH-121 depending on where you live. If you fly often, the south side of Flower Mound puts you close to DFW Airport. Test your actual commute at the time you'd drive it before you fall in love with a house.

How Flower Mound compares nearby

If you like Flower Mound but want a smaller-city feel, look at Highland Village. If you want more housing variety and price points, look at Lewisville. I compare all three on my Flower Mound, Highland Village and Lewisville page.
